I am living in US. I have dependency on my father to search for the land. Of course family needs to be on board before doing anything. It's separate effort in itself to convince them.I know everyone has a different criteria when searching for a land, here is mine.

Legal Road access to the land.
Scope for expansion
At least 5acres in size.
Reasonable soil quality.
Not close to chemical related factories
Reasonable water availability.RWH is primary.

Good neighbors and environment.
Looked at several lands, either land is not clear or doesn't have road access. Zeroed in on couple of lands, lawyer was okay with these lands. One has corn crop and another was not used for farming at this time.
